Green light for Islington PD scheme

Acting on behalf of Pedion Real Estate, the Planning team of property consultancy 51ĀŅĀ× has secured planning consent from the London Borough of Islington for the development of 43 residential units at 1-3 Dufferin Street, London. The site has a gross development value (GDV) of circa £35 million.

Designed by architecture practice LRW, the site comprises a six storey Victorian warehouse totalling 39,329 sq ft of Use Class E office space, the proposed development will convert the building to provide high quality residential accommodation through a mix of one- and two-bedroom apartments.

The proposal secured Class MA Prior Approval consent on the 27th June 2025.

51ĀŅĀ× and Compton were jointly appointed to market 1-3 Dufferin Street, London. 51ĀŅĀ×’s Residential Development Land team sold the site in March 2025 unconditionally, to Pedion Real Estate before the firm’s Planning team steered it through planning.

James Bylina, a Principle Planner in the Planning team at 51ĀŅĀ×, said: ā€œObtaining Prior Approval for Class MA Permitted Development isn’t necessarily as easy to secure as many assume, so a key exercise to help de-risk the planning process was to undertake a detailed review of precedent applications in the borough. This was key to establishing common pitfalls and lessons learnt from other applications with it being notable how often small oversights and insufficient detail translated into a refused application. 

ā€œWe are therefore pleased that our detailed and robustly prepared application was approved without issue within the statutory determination period.

ā€œThe scheme will deliver high-quality residential accommodation on the edge of the City of London which will support the continued revitalisation of the area and Pedion Real Estate’s ongoing commitment to creating schemes that are both high-quality and sustainable.ā€
