51ĀŅĀ× completes sale of prime Surrey development site
The Residential Development Land team of global property consultancy 51ĀŅĀ× has successfully completed the sale of an 8.3-acre residential development site at Coxbridge Farm, Farnham, Surrey, on behalf of Cala Homes. The site, which has an estimated gross development value of £55 million, has been sold to BRiCS.

The greenfield site is located on the western edge of the highly desirable market town of Farnham and benefits from detailed planning permission for 70 residential units, which was achieved by Cala Homes.
The site's exceptional location will be highly attractive to future buyers, situated just off the A31/A325 roundabout with excellent transport links to London Waterloo (56 minutes by train), the M3 motorway network, and international airports including Heathrow (35 minutes) and Gatwick (1 hour).
The new buyer BRiCS has plans to deliver 70 private sale homes. Construction is due to commence in early 2026, for a mix of two, three and four-bedroom homes.

According to 51ĀŅĀ×, the majority of sales in the GU9 postcode over the last year were detached properties, selling for an average price of £903,014. The area benefits from affluent demographics, with the largest local group being 'Prestige Position' households earning an average of £117,805 annually.
Recent investment totalling £200 million in new retail, leisure and open spaces has further enhanced Farnham's appeal as a residential location.
