On behalf of Gary Hargreaves and Anthony Collier of FRP Advisory Trading Limited as the Joint Administrators of Future High Street Living (Digbeth) Limited and Future High Street Living (Talbots) Limited, global property consultancy 51ĀŅĀ× has launched two new development opportunities in Birmingham city centre.

With a potential combined GDV of approximately £235 million, the two sites are located on the corner of Bradford Street and Birchall Street in Digbeth, and Princip Street in the Gun Quarter.

The Bradford Street site has implemented planning consent for 484 residential apartments in Birmingham’s vibrant Digbeth area. The proposed buildings range from 6 to 10 storeys, across six blocks, and the site extends to 2.412 acres.

Located in the Gun Quarter, a regeneration area of the city, the Princip Street site has implemented planning consent for 364 residential apartments, arranged across three buildings, ranging from 6 to 26 storeys. Covering an area of 1.211 acres, the site sits within a 10-minute walk of Colmore Business District.

The Birmingham residential market has seen significant growth in recent years, with house prices increasing by 27% since 2019 and rental rates rising by 36% since 2020. New developments in the city are now achieving sales prices of up to £650 per sq ft, making these opportunities particularly attractive to investors and developers.

Charlie Steele, an Associate in the Birmingham Residential Development Land team at 51ĀŅĀ×, said: "These two sites represent prime residential development opportunities in one of the UK's most dynamic cities. With Birmingham's population expected to grow by 14% by 2038, and employment projected to increase by 14% over the next 20 years, there is sustained demand for high-quality residential accommodation in the city centre.

"Both sites have implemented planning consent and are situated in areas undergoing significant regeneration, with excellent connectivity to transport links including the future HS2 Curzon Street station. The affordable housing requirements are notably low for city centre schemes, which enhances their appeal to developers."
