Where to live next in London: Fulham

For those in the capital seeking more space, heading southwest is often a natural starting point. With pretty parks, tranquil riverside walks and well-regarded schools, itโ€™s no surprise that Fulham remains a popular choice for both families and young professionals. The area offers a strong sense of community while remaining both geographically close to, and well-connected with, central London, while simultaneously offering easy access out to Surrey.

Riccardo Daboni, Senior Negotiator in 51ยายืโ€™s Fulham office, often sees buyers who, like him, grew up in the area and are now looking to return. One of Fulhamโ€™s key strengths, he says, is its natural centre. โ€œRather than just having a typical high street, Fulham has a true heart. Parsons Green, with its village feel, green open space, and quaint collection of pubs creates a focal point - everything grows outwards from there.โ€

Also a local, Francesca Levy - 51ยายืโ€™s Head of Fulham, Wandsworth & Dulwich Lettings - highlights that while Fulham is well-positioned for central London, you still have everything you need on your doorstep. โ€œParsons Green has a more boutique feel, with great independent coffee shops, while the area around Fulham Broadway has a livelier, younger energy with a range of restaurants,โ€ she adds.

Fulham’s far-reaching appeal

Parents are drawn to Fulham for its excellent educational options, ranging from popular nurseries like Pippa Pop-ins to top private schools such as Thomas’s and Fulham Prep School, as well as highly regarded state schools like Lady Margaret School. “There’s also a strong European presence here,” notes Riccardo, “particularly a large French community attracted by institutions like the French Lycée.”

Fulham’s architectural character, with its rich blend of Victorian and Edwardian homes, is perfectly suited to comfortable family living. Among the most sought-after are the distinctive Lion Houses on the prestigious Peterborough Estate, just south of New Kings Road and Parsons Green. These red-brick Victorian homes are named after the terracotta lion sculptures that sit atop their gables - a hallmark of builder James Nicholls.

“For those seeking value or requiring less bedrooms than the larger Lion Houses, roads like Delvino and Campana offer great alternatives with excellent access to Parsons Green station,” adds Francesca. “The ‘alphabet streets’ around Bishops Park are also popular, particularly for families wanting larger gardens.”

Those prioritising the convenience of a new-build home will find no shortage of options along the river, where many developments offer luxurious on-site amenities such as gyms, swimming pools and co-working spaces. Notable examples include Hurlingham Waterfront, King’s Road Park, and Chelsea Creek.

What should you expect to pay

Riccardo notes that Lion Houses, in particular, can sell from £2 million upwards - โ€œthose in good condition tend to go quickly,โ€ he adds. Below this price bracket, from houses to apartments Fulham has also traditionally appealed to first-time buyers eager to take their first step onto the property ladder in the capital.

Rental prices vary, starting from around £2,750 per month for a two-bedroom home and rising to £7,500 for four bedrooms. Larger or more exceptional properties can command between £9,000 and £15,000 per month. Thanks to its family-friendly properties and prime location, Fulham is also a popular destination for corporate relocations.

Francesca points out that many landlords she works with are letting out what was once their family home. โ€œWe get to know our clients very well, and we understand that renting out your home can be an emotional decision - itโ€™s not something taken lightly,โ€ she explains. โ€œThatโ€™s why we take great care to find the right tenant fit.โ€
