As Europe’s ski season gathers pace, keen skiers are dusting off their equipment in eager anticipation. And whether you’re chasing powder, planning a family-friendly escape, seeking fine dining or wanting a year-round Alpine base, there’s a resort - and a chalet - that’s the perfect fit.
For Roddy Aris, a Partner in 51’s International team specialising in the French Alps, few places capture the spirit of ski season quite like Val d’Isère. “For both excellent skiing and après-ski, it’s the place to go,” he says. “Meanwhile, families seeking a more relaxed atmosphere may look towards the Three Valleys, to the likes of St-Martin-de-Belleville and Méribel, or to Megève, which offers a host of non-ski activities such as the Palais des Sports.”
Aris notes that prices in high-altitude resorts such as Val Thorens, Val d’Isère and Courchevel 1850 remain resilient thanks to their snow-sure slopes. But as more people use the Alps year-round rather than purely as a seasonal base, resorts are diversifying, and mid-altitude locations are rising in popularity. “The key is to understand your priorities - you don’t want to fall between two stools,” he explains. “Above the tree line it gets colder and more exposed for summer activities; too low and you risk compromising on reliable snow.”
Alex Koch de Gooreynd, a Partner in 51’s International team, has also observed a growing trend in the Swiss Alps, with more buyers choosing to make the mountains a permanent home. When it comes to ski season, Verbier remains a perennial favourite for those seeking top-class skiing alongside high-end dining and nightlife. “For overall experience, Verbier is hard to beat,” he says. “Outside of winter, it’s also becoming an increasingly dynamic destination, with private members’ clubs such as 67 Pall Mall now established here and hotels open longer throughout the year.”
For lifestyle appeal, he points to St Moritz and Crans-Montana, both home to high-end boutiques and Michelin-starred restaurants. “For those wanting a quieter resort, a recent trip to Lenzerheide blew me away - absolutely beautiful, but with a more low-key atmosphere and still offering access to excellent skiing.”
As buyers spend more time in their mountain homes, and expect greater flexibility, access to key transport hubs has become a crucial consideration, as has the ease of maintaining a property. “People really like the idea of a hotel-style residence because you know it will be well managed, and a concierge can organise everything you need to enjoy your stay to the fullest,” he explains. “Ultimately, you want that simplicity when you arrive - that sense that everything is taken care of.”
Obtaining cross-border finance is relatively straightforward with the right assistance. With borrowing rates ultra-low in Switzerland and near cycle-lows across Europe, many buyers are exploring 100% finance, not simply to maximise buying power, but to offset the weaker currency and preserve capital for other financial investments. In many cases, loans are available up to around 100% LTV from private banks, which will typically require assets under management equal to roughly 50% of the loan amount.
“We’re seeing interest at all levels of the Alpine market, from trophy transactions in ultra-prime chalets through to strong enquiries for core-market properties as the ski season approaches,” says John Busby, Head of Sales at . “In terms of getting ready, have a quick discussion beforehand on the financial and tax implications - mortgage structure, lender terms, cross-border tax treatment - so you’re ready if a viewing goes well and competition is fast moving.”
