Maryleboneās popularity is easy to understand. Itās that rare combination of a Central London lifestyle with a village vibe, convenience-meets-charm in an area where independent shops thrive and transport links are excellent.
āMarylebone is one of Prime Central Londonās most in-demand areas,ā confirms Yazmin Murat, Partner in 51ĀŅĀ×ās Prime Central London (PCL) developments team. āBuyers love the location. They like the boutiques and restaurants on Marylebone High Street and the intimate streets that lead off it. They like the proximity to Mayfair but in a location with a real village feel. They like the impressive connectivity in all directions by tube or car and they like being in the heart of the West End with Selfridges up the road and both Regents Park and Hyde Park within five minutes. The heritage architecture is impressively grand but also human scale. It has a genuine feeling of permanence.ā
These pitch perfect attributes however have brought their own issues for those planning a property purchase in Marylebone. “The best new properties in Marylebone are built to a high standard, and like Marylebone in general, appeal to both British buyers and an international audience,” says Murat. “This high demand combined with a depleting pipeline of consented projects has led to a scarcity of Marylebone new home stock. Five years ago, I could have shown you at least seven schemes, and two years ago there were probably four or five good ones but today, other than resales, if we talk about specific new home mandates of the very best quality and highest specification, you have The Bryanston and 100 George Street W1.”
Murat’s comments are confirmed by research which shows that viability pressures and mounting regulatory burdens have caused construction to drop sharply across much of the capital. Supply is becoming tighter in some of London’s housing hotspots explains Oliver Knight from 51ĀŅĀ×’s residential research. “Molior data for the capital shows the degree to which these challenges have distorted delivery,” he says. “Just 731 new private units started on site in London during Q2 2025, the lowest number on record, and of the 33 local authorities across London, 23 recorded zero starts. The future supply pipeline also looks thin. Only 9,100 private homes are expected to complete in the two years from 2027 based on the schemes currently on site, with 13 boroughs set to deliver no completions at all.”

The desirability of Marylebone can be seen too in the demand for resales, further reinforcing the pull of both the lifestyle and architecture to be found in the area. āPart of the appeal of recent top quality new developments in Marylebone where only resales are now available is their unique charm,ā says Murat. āHarcourt House offered apartments in a Grade II-listed building on Cavendish Square with high ceilings and a beautiful stone façade. Regentās Crescent had beautiful apartments in Grade I-listed John Nash architecture behind majestic Portland Stone and with 10,000 square feet-plus of facilities including spas, gyms and swimming pool. In Marylebone Village, Chiltern Place was a landmark 15 storey building developed by Ronson Capital Partners and finished to an impeccable standard where, to this day, resales remain strong. Some had stand-out facilities, others had incredible architectural heritage and all of them demonstrated the supreme appeal of Marylebone for buyers in Prime Central London.ā
